This vast Grade I listed mansion contains over 400 rooms and is set in 1,000 acres of Capability Brown landscape of exceptional beauty. The mansion was begun in 1760 to the designs of Robert Adam and was subsequently altered significantly by Mewes and Davis.

Various options for the future of the house and grounds were discussed with representatives of English Heritage, the Local Planning Authority, several amenity societies (The Georgian Group, The Victorian Group, Historic Gardens society, County Authority, Government office; as a departure from the structure plan) and various others.

Eventually an option involving a conversion of the 400 room mansion to just 38 exceptional hotel suites was adopted, together with extensions and the conversion of the Adam stable complex supported by new build bedroom blocks to bring the basic proposal to a 125 bedroom hotel with full spa and golf facilities.

Then began the detailed work refining these proposals to a successful Planning Application and a current Listed Building Consent Application. The project value is approximately £30m.
