Clague were appointed by Elite hotels to design the new hotel, conference and event facilities at Warren Weir. Clague were subsequently novated to Cardy Construction for the projects design development and construction. This new development is located on an island of the river lea adjacent to the Warren Weir and at the foot of the serpentine lakes, with excellent transport connections to the M1 and Luton Airport. Strict planning parameters enforced a traditional approach to be adopted to the architectural style with a contemporary interpretation of the arts and crafts finally inspiring the approved design solution.

Due for completion in 2009 this project has been designed to provide a hotel of five star rating offering 86 bedrooms, ranging from a standard room to bespoke luxury suites suitable for the top executives as well as wedding parties. The bedrooms are located over three floors and have been designed to maximise its waterside setting as well as the proposed landscaped pleasure gardens.

The guest facilities are provided over three floors in the basement offers, a 15meter swimming pool, fitness and relaxation facilities are provided. While the ground and first floors accommodate bars, a 350 cover banqueting hall & conference hall and a range of syndicate rooms, as well as the hotels catering and administration requirements.
