Planning Success at Former Private School on New Dover Road, Canterbury
We are excited to share the news that our scheme at 48 New Dover Road with Brunel Property Group has been approved by Canterbury City Council. The combination of a retained community use and new sensitive residential development encouraged the Council to take a pragmatic approach to their determination of the scheme. This success continues our run of work along New Dover Road.
48 New Dover Road was occupied by St Christopher’s School for almost a century until it unfortunately closed in 2018. The property, being one of a pair of semi-detached plot, was purchased at auction by Brunel Property Group in 2019. To maximise the development opportunity of the site, Clague were appointed to bring our local design expertise to the scheme.
We worked closely with Canterbury City Council to establish design principles that importantly retained the existing building at the front of the site, with the new building to be screened behind. The existing property, although not Listed, is a very fine original example of the large turn-of-the-century Victorian ‘semi-detached villas’ that have grown out from the city centre along New Dover Road. To help keep this important local asset for future generations, the construction of nine new apartments at the rear of the site will help secure funding for its preservation and conversion.
The proposed apartments are a mix of one- and two-bed units, and are arranged in a block that draws precedent from the existing property. The massing, detailing and materials have been carefully designed to reflect the local heritage character of New Dover Road, as well as delivering much-needed new residential accommodation into the local housing market.
The creation of these new units will assist in the refurbishment of the existing building and Brunel Property Group are now actively marketing 48 New Dover Road. They are seeking a suitable tenant to secure the long-term use of property.
We are pleased to be continuing our work on the project through the detailed design of the new apartment building and alterations to the existing property, with the construction programme to commence in Autumn 2020.
