Cliffe Woods

Tasked with bringing forward plans for a mixed-used development at Cliffe Woods, Clague submitted plans for 92 homes and four commercial units, which received unanimous support from Medway Council. Appointed by longstanding client Esquire Developments, Clague’s plans for the Medway site had to be carefully designed and reflect the community of Cliffe Woods.
Consisting of a mixture of contemporary homes, a nursery and small commercial offices, the proposals took into account existing resident feedback.
Working for Longfield-based award-winning residential developers Esquire Developments, we brought forward plans for 92 homes, four commercial units and a nursery.
Each element of the scheme was carefully designed to comply with planning policy and be sensitive to its setting, reflecting the community of Cliffe Woods.
The homes were a mixture of different sizes and tenures with 69 for private sale, including nine bungalows, and the remaining 23 earmarked as affordable housing.
The site, to the west of Town Road, has been designed to sit well within its setting following a study of local architectural character by our team, with particular attention paid to defining architectural styles and materials.


The sympathetic and sensitive design of new places is the driving force behind all of our work, and this is true of our Cliffe Woods proposals, which focus on understanding and complementing the local vernacular architecture.
With Esquire Developments we recognised the importance of the proposals demonstrating
the highest quality in both approach and delivery, and we both have a proven
track-record of delivering architecturally sensitive developments in characterful locations.
The designs reflect the architectural character in the area surrounding Cliffe Woods,
as well as being suitable in the context of contemporary living patterns and modern habitable standards.
Having worked closely with the local community, including holding a public exhibition in the village it was clear that there were some strong preferences for high-quality designed and built homes, and small-scale commercial space.
The client listened to the community and incorporated much-needed nursery spaces to support local young families.Good quality office space is in high demand in the area and the client has already had strong interest from potential occupiers. The four barn-style commercial offices are perfect for small office-based businesses and needs of local employers.
In response to comments over pedestrian safety, Esquire incorporated a puffin crossing on Town Road to help children and adults cross the road safely to the nearby Merryboys Road Recreation Ground.
Thanks to the combined efforts of our client and our team the scheme at Cliffe Woods secured unanimous planning permission from Medway Council.
