CONNECT 38

Connect 38 is a joint venture between Quinn Estates Limited and George Wilson Developments Limited to regenerate a brownfield site.

The development of Connect 38 is phase one of the implementation of Ashford Borough Council’s masterplan for a Commercial Quarter adjacent to Ashford International Railway Station, providing an attractive destination for businesses with excellent transport links into London via High Speed 1, and continental Europe via the Eurostar train services. The development of the Commercial Quarter is to improve pedestrian links to the town centre.

The project required the design team to work in close collaboration with Ashford Borough Council’s property and urban design teams to ensure that the completed project achieves their aspirations for the redevelopment of a key development site.

The completed building has a B Energy Performance Rating which has been achieved through the use of a thermally efficient building fabric and efficient mechanical and electrical installations using heat recovery.

The scheme provides five storeys of grade A open plan flexible office accommodation totalling 5,000m2 / 53,820ft2 over the upper four floors making it the largest new office building to be constructed in Kent in more than two decades. There is a further 987m2 / 10,624 ft2 of mixed-use space at ground level accommodating café, restaurant, office and dental surgery uses.
