Acting on behalf of Quinn Estates, in partnership with George Wilson Developments, RIBA Chartered Architects, Clague successfully brought forward plans for the largest office to be built in Kent in more than two decades. Connect 38 delivers in excess of 80,000sq ft and illustrates the high quality of commercial development being developed in Kent. The building marks the first phase of the Ashford Commercial Quarter and Clague’s designs secured the project a prestigious Kent Design & Development Award and a RICS South East shortlisting.

Named Connect 38, due to its travel time between the town and St Pancras International in London aboard Southeastern’s High Speed train service, the office and retail space has gone on to win a Kent Design & Development Award and was shortlisted for a Royal Institute of Chartered Surveyors South East Award.

Connect 38 marks a step-change in terms of the design and quality of commercial development being brought forward in Kent, and east of London.

As a firm, with significant masterplanning experience, we’re currently finalising the much bigger vision for Ashford Commercial Quarter, which will ensure the town is well-placed to welcome London and international firms looking for a well-connected new home.

The new 80,500 sq ft office, restaurant and retail space building forms part of a much wider

plan for regenerating Ashford, which when fully occupied will be home to 480 jobs.

The building’s first tenants include infrastructure consultants, Peter Brett, Towergate, accountancy firm Wilkins Kennedy, and dental practice Pennypot Dental. Already contributing to the success of Ashford’s ‘Big 8’ projects, Connect 38 has been developed by Quinn Estates in partnership with George Wilson Developments.

Ashford Commercial Quarter will ultimately become a 600,000 sq ft office and retail campus.
