Working in collaboration with Rochester Independent College and Baxall Construction

We have developed proposals to convert and extend No’s 205-217 Rochester High Street as part of the colleges continued investment in their central Rochester campus, and wider community.

The project brings a key collection of dilapidated buildings of historic significance within the high street back into life. The former car showroom, Seaman’s Institute and AF Smiths hardware store are to be converted to create a new sixth form boarding house, providing 47 student bedrooms, 2 staff bedrooms, common room, associated spaces and arts teaching spaces at ground floor level, along with external spaces for the students to enjoy.

The building has been extended at roof level with the addition of a mansard roof to the rear to provide two staircases for vertical circulation.

The industrial features of the existing building are to be retained and celebrated with the use of polished concrete floors, exposed structure, and services.   Externally we have ensured that building has been returned to its former glory, by reinstating and enhancing existing historic features, whilst sympathetically considering any new additions.

The project has been developed in collaboration with Baxall and the appointed design team in a 3D environment using a BIM workflow.   The use of the 3D survey has proved crucial to the teams understanding of the existing buildings when considering our interventions, especially the routing of the mechanical, electrical and drainage services through the building.
