The Duchy of Cornwall’s pioneering achievements in characterful mixed-use placemaking and walkable neighbourhoods at their two major projects in Poundbury, Dorset and Nansledan, Cornwall have rightly been long praised.

At South-East Faversham the Duchy of Cornwall bring 30 years of experience in successful strategic placemaking aiming to address housing shortages in Faversham and the surrounding area by providing beautiful, high-quality and affordable homes, as well as jobs, shops, work and leisure spaces, new educational facilities and green space for everyone to enjoy in a way which will complement the unique historic character and identity of Faversham.

Working closely with lead masterplanners & landscape designers Ben Pentreath and Kim Wilkie and a wider team of specialist consultants, Clague Architects were delighted to be asked to assist on the detailed design of some of the initial phase of this hybrid planning application. Our focus was on Parcels 1A & 1B which includes some 115 new homes immediately adjacent to the historic A2 along with retail and commercial space and supporting infrastructure. 

We have relished the opportunity to work with this distinguished client and design team and to apply our own experience of many decades designing and building out sensitive residential & mixed-use schemes in a traditional manner within historic settlements across Kent. Proposals include over 250 meters of new-build frontage onto the south side of the A2 and the new mixed-use gateway area of retail & offices with apartments above, that will form the heart of the first phase of the community.

Like previous schemes by the Duchy of Cornwall, the design champions habitat creation, open space, walkability and tenure blindness.

Building on extensive research carried out at pre-application stage by Ben Pentreath and team, our work draws on the wonderful character of traditional architecture in the town of Faversham as well as in surrounding villages and areas. From the street layout, massing and architectural language, to the material palette, the joinery detailing, and hard & soft landscaping, our proposals echo the established and much loved local building traditions and in doing so, aim to create a distinctive community with a sense of belonging. This is an approach to placemaking, where new buildings celebrate and reinforce existing established characters rather than ignoring or diluting them.

In addition, the proposals at South East Faversham feature innovative strategies such as a smart-grid, a water recycling centre, biodegradable building materials etc, to minimise the carbon footprint of the proposals in construction, use and maintenance throughout their life.
